GENERAL PROPERTY QUESTIONS

What is Rosehill and who is it best suited for?

Rosehill is a fully renovated countryside retreat in the heart of the Morvan Natural Park in the Burgundy region of France. Ideal for small groups, retreats, creative residencies and peaceful getaways.

How many people can the house accommodate?

Rosehill can comfortably accommodate up to 6 guests with flexible configurations across two floors. The second floor is perfect for 3 guests, while the main floor offers additional 3+1 (office) private rooms with an additional 5th room if needed.

Is the house fully furnished and equipped?

Yes, the entire house is fully furnished and equipped with everything needed for a comfortable stay, including high-quality bedding, cookware, laundry appliances, and more.

Is Rosehill available for weekend, weekly, or longer stays?

Yes, flexible booking options are available depending on the season and purpose of the stay, including weekend retreats, week-long residencies, tours or multi-week programs.

What unique features does the property have?

Rosehill offers a number of exceptional features that set it apart. The garden is dotted with ten unique seating areas—“pondering spots” – each offering a distinct view and atmosphere for relaxation, meditation, or quiet reflection. The 100 m² terrace is another standout feature, complete with a gazebo, sun loungers, BBQ, and fire pit, creating a stunning space for outdoor dining and evening gatherings.

A separate guest patio provides a semi-private experience dedicated to the upper floor guests, adjacent to the south guest entrance. Positioned on an old hilltop, this area is equipped for outdoor dining and quiet relaxation, with an elevated view of the entire garden.

The house has three separate entrances, each providing private access to different parts of the property. This design offers a high degree of privacy and flexibility, especially for groups or hosted stays.

The home is equipped with multiple heating systems (3 wood burning fireplaces, 1 main wood burning furnace and a heat pump), for year-round comfort and efficiency. There’s a kitchen on each floor, plus an additional prep kitchen in the laundry room. Whether indoors or outdoors, Rosehill is designed to adapt to a variety of guest experiences with comfort and charm.

What kind of activities can we do during our stay?

Guests can enjoy a wide range of activities, including hiking or cycling through the Morvan’s pristine nature, swimming or kayaking in nearby lakes, or exploring the charming nearby villages, such as Saulieu or Avallon. The region also invites day trips to Dijon, Beaune, Chablis – the world famous wine country and other cultural and culinary destinations. For those seeking stillness and presence, Rosehill offers a peaceful environment ideal for yoga, meditation, writing, or simply relaxing in one of the many quiet corners of the garden.

What is the history of the house, when was it built?

The house has a fascinating history, though its exact construction date remains uncertain. According to a local fireman whose family has served the community for generations, the original house was built in 1897 by a woman named Titine. At some point, the house may have been demolished to make way for a quarry, which supplied stones used to construct the church in Dun-les-Places.

Later, the property saw new life when the northern segment of the house was built. In 1962, the house was extended southward, as confirmed by historical photographs.

ACCOMMODATION & FACILITIES

Are linens, towels, and kitchenware provided?

Yes, all bed linens, towels, and kitchen essentials are included for your stay.

Are there separate living areas for privacy?

Yes, the second floor has its own loft-style space with a kitchenette and bathroom, and there are multiple private rooms and three separate entrances on the main floor as well.

Is there Wi-Fi and mobile network coverage?

Yes, the house has high-speed internet and excellent mobile coverage throughout the property.

Can we cook our own meals?

Absolutely. The main kitchen is fully equipped, and the second-floor loft also includes a kitchenette. There’s an outdoor dining area with BBQ and a firepit for open-air meals and a third, utility kitchen in the laundry room.

Are pets allowed?

No, pets aren’t allowed on the property.

Does the property have outdoor lighting?

Yes, all pathways around the house are fully illuminated with motion-sensor lights. This includes the entire driveway, the shed, the garage entrance, the furnace room, all stairways and entrances, and the terrace. The lighting ensures convenience and safety throughout the property, even at night.

TRANSPORTATION & ACCESS

How do we get to Rosehill?

Rosehill is located 30 minutes from the A6 motorway (Avallon exit) and around 2.5 hours from Paris. The nearest train station is in Avallon, but the TGV high speed train that runs from Paris to Dijon is much faster (about an hour and a half). A car is strongly recommended.

Under special circumstances transportation can be arranged for up to 6 guests with the Rosehill guest service van (2017 Renault Espace Initial Paris), from Paris CDG airport, from Avallon or from Dijon.

Is there parking on the property?

Yes, there is private parking on the driveway for 5-6 cars comfortably, with additional space adjacent to the property.

How far is the nearest town or village?

Dun-les-Places is just a 2-minute drive from Le Parc, offering a bakery, a small convenience store, the town hall, and the post office. Montsauche-les-Settons, about an 8-minute drive away, provides additional amenities, including a grocery store (Proximarché), a bakery, a town hall, a post office, a bank, a gas station, and a pharmacy.

Are there local grocery stores or markets nearby?

Yes, guests have access to excellent local shopping options. The town of Saulieu, just 15 minutes from Rosehill, offers multiple grocery stores, including a Carrefour Market, several bakeries, butchers, and specialty food shops. Saulieu is also home to a vibrant Saturday market, where local producers sell fresh vegetables, cheeses, meats, honey, and other regional delicacies.

About 30 minutes away, the historic town of Avallon provides even more variety with larger supermarkets (like Intermarché and E.Leclerc), organic food stores, and a well-known weekly market on Saturdays in the town center, celebrated for its rich selection of seasonal produce, local wines, and artisanal goods.

For daily essentials, the nearby village of Montsauche-les-Settons (8 minutes away) has a Proximarché, a bakery, a pharmacy, and a gas station. Between these nearby towns and villages, guests can enjoy both the convenience of modern stores and the charm of traditional French markets filled with locally sourced ingredients.

Are there any nearby lakes or trials?

Yes, many:

Lac de Chaumeçon: 15 minutes. Popular for swimming, fishing, canoeing, and rowing. Lac des Settons: 20-minute drive, ideal for swimming and water activities with restaurants. Lac de Saint-Agnan: 20 minutes. Known for its tranquility and scenic beauty. Lac de Pannecière: Approximately a 30-minute drive from the property, it is the largest lake in Burgundy. Known for its tranquil and natural setting, it is a paradise for fishing enthusiasts and hikers. The lake offers opportunities for fishing, hiking, and exploring the surrounding forests.

Hiking enthusiasts can explore scenic trails such as the Bois du Fragnat Loop, the Boucle de la Vallée de la Cure along the Cure River, or the Boucle du Pont de Saulieu, which combines natural beauty and cultural landmarks. For kayaking, the nearby Chalaux River offers thrilling experiences through AN Rafting Morvan, with rapids ranging from class II to IV. Biking enthusiasts can enjoy mountain biking on challenging loops like Circuit de VTT Boucle n°4 and Boucle n°5, which traverse forest paths and open terrain.

 

Are there healthcare facilities and schools nearby?

Ambulance and fire station services are available in Brassy, just 15 minutes away. The nearest hospital is in Avallon, about a 30-minute drive from the property.

Can we rent Rosehill for a retreat or guided program?

Yes, Rosehill is ideal for small guided experiences such as wellness retreats, motorcycle tours, or creative residencies. Flexible spaces and entrances make group hosting easy.

Is it possible to stay as a group of friends or families?

Yes, the house is perfect for groups of 3 to 7-8, including families, couples, or friends traveling together.

Are there separate areas for guides or instructors?

Yes, the second-floor loft or the main floor master bedroom with office (separated by a sliding door ) can be used for hosting guides or facilitators separately from participants.

Can we book the house privately?

Yes, full private bookings are available, ensuring exclusive use of the property during your stay.

What support, assistance or guidance is provided during the stay?

Yes. Hosts are available prior to arrival to help coordinate your visit and answer any questions. Upon arrival, you’ll have access to a comprehensive on-site manual with detailed instructions about the house systems, appliances, and recommendations for the local area.

Additionally, a dedicated house caretaker lives on site and is available to assist you throughout your stay. Whether you need help with the heating system, guidance on nearby attractions, or anything else to make your stay more comfortable, support is always close at hand.
